Your Home Loan Consultant Australia

About Your Home Loan Consultant - James Sylvester

With more than 15 years’ experience as a mortgage broker, I work with first-home buyers, homeowners and property investors across Australia. My service is completely online, with appointments available by phone or Zoom.

My role is not simply to find a competitive interest rate. I review the complete lending position—including loan structure, repayments, offset accounts, existing debts, available equity, and future property plans—to identify where improvements may be possible.

Why clients come to me

Most people do not need another generic home loan quote. They need someone to look at the whole picture — repayments, cash flow, equity, loan structure, future plans, and whether their current loan is still helping them move forward.

1

They want their loan structured properly

A lower rate helps, but structure matters. Offset accounts, redraw, loan splits, repayment frequency and debt consolidation can all change the outcome.

2

They want to use equity wisely

Equity can help fund renovations, consolidate higher-interest debts, or support an investment strategy — but only if the borrowing is suitable and structured correctly.

3

They want clear advice before making a move

Whether buying, refinancing or investing, clients want to understand their options before they commit to a lender, product or strategy.

My approach is simple: strategy first, lender second

After more than 15 years in lending, I have seen the same pattern many times. A client refinances for a sharper rate, feels like they have made progress, but a few years later they are still not materially ahead.

The issue is often not just the interest rate. It is the way the loan, repayments, accounts and surplus cash flow are structured.

What I look at before recommending a loan

  • Your current loan, rate, repayments and remaining term
  • Your income, expenses and available surplus cash flow
  • Your equity position and borrowing capacity
  • Whether offset, redraw or loan splits are suitable
  • Your short, medium and long-term property goals

How I help you move forward

The process is designed to give you clarity before you make a lending decision.

Understand your current position

We review your existing loan, repayments, equity, income, expenses and what you want the loan to achieve.

Build the strategy

We compare suitable options, explain the trade-offs, and look at whether refinancing, restructuring, consolidating debt or accessing equity makes sense.

Implement and keep it practical

If there is a suitable option, I help manage the loan process and explain how to use the structure once the loan is in place.

Who I usually help

Most clients I work with are not looking for a quick rate quote. They want a more considered home loan strategy.

Homeowners reviewing their loan

For clients who want to reduce repayments, avoid extending their loan unnecessarily, or pay the home loan down faster.

Families managing debt and cash flow

For clients with a mortgage, car loan, credit card or personal debt who want to understand whether refinancing can help reset their position.

Investors and next-home buyers

For clients who want to use equity, buy another property, or structure lending with a longer-term plan in mind.

Five stages, starting with a free 20 minute call.

What clients say

The strongest feedback I receive is usually about clarity — clients want someone who explains the options properly and helps them make confident decisions.

“James helped us refinance our mortgage and combine other debt into one loan when other lenders had said no. Very helpful and easy to deal with.”

B & S Ogilvie

“James talks us through the best ways to achieve the results we’re after in a way we can understand.”

Bern & Allin

“James made the process simple and straightforward — easier than dealing directly with the bank.”

Client review

I may not be the right fit for everyone

That is intentional. The best results usually come from clients who want to understand the strategy, not just compare one rate against another.

Not all brokers take the same approach

My approach is more than just getting your home loan approved, it is to help you understand the structure behind the loan, so it works for you long-term — not just at settlement. See how to choose the right mortgage broker →

This may not suit you if:

  • You only want the absolute lowest advertised rate
  • You do not want to review your current loan structure
  • You want a quick quote without discussing your broader position
  • You are not open to changing how your loan and cash flow are managed

Common questions

Do you only help people in Queensland?

No. I work with clients across Australia using phone, email and Zoom appointments.

Do you only help with refinancing?

No. I help with refinancing, first home buyer loans, investment property loans, bridging finance, loan restructuring and equity access strategies.

Can you help if my bank has already said no?

Possibly. It depends on your income, expenses, credit history, equity, repayment conduct and lender policy. A strategy call can help identify whether there are realistic options.

Is this just about getting a lower interest rate?

No. A lower rate can help, but the bigger opportunity is often loan structure, repayment strategy, offset use, debt consolidation, equity planning and avoiding unnecessary loan term extensions.
